The importance of this first step is to verify the current registered owners, confirm the legal description and property identifier number (PIN), to confirm there are no easements, bylaws or liens registered against the property. This will also reveal if there are any writ of executions against the registered owner.
You are required to pay provincial land transfer tax when you buy land. It is also important to note that when buying in Toronto, you will be required to pay both the provincial and municipal land transfer tax. However, if you are a first-time home buyer, you may be eligible for a refund of part or all the land transfer tax.

The status certificate provides a financial snapshot of the condominium corporation. This includes evaluating if the current owner is in default of the common expenses, if the corporation has valid insurance coverage, and if the corporation is involved in any legal proceedings, as well as much more.
